Student accommodation runs on a cycle nothing else in property shares. The whole portfolio empties within days of each other, is turned around in a compressed window, and refills on an immovable date tied to a term nobody controls.

Can it handle a turnaround across the whole portfolio?
Inspections can be scheduled across properties with findings raised as repairs and tracked to close-out, which is what turns a fortnight of work into something with a status. It will not create capacity you do not have — it makes what is outstanding visible.
Can we record tenancies per room?
Yes. Tenancies are held in their own right with their own deposit, documents and dates, while the property keeps the records that belong to the building.
Does it handle guarantor paperwork?
Guarantor details are recorded against the tenancy as part of its documents. It is a record rather than a signing or referencing service.
Does it track HMO licence conditions?
It holds the licence, its expiry and the certificates behind its conditions. Whether a property is licensable, and what a particular council requires, stays a question for your adviser or the authority.
Does it collect rent from students?
No. There is no rent collection or accounting. It records that a deposit was protected and holds the evidence; the money sits elsewhere.
