Questions about the price
What counts as a property?
A property is one let unit you hold records against — one address, one tenancy, one set of certificates. The licence covers 25 of them, with unlimited users, tenancies and records inside those. An HMO is one property even where it has eight rooms, because its licence and its certificates are held once.
What happens when the portfolio grows?
Properties beyond the included 25 are £35 each per year, added at any point and charged pro-rata to your renewal date — so taking on a property in month nine does not cost a full year for three months of use.
Is it per user?
No. Users are unlimited on every licence. Certificates and inspections are entered by whoever is holding the paperwork that day, and charging per head is how an agency ends up with one shared login and no record of who filed what.
Is VAT included?
No — prices are shown excluding VAT, which is added at the prevailing UK rate at checkout.
Can we pay by invoice or purchase order?
Yes. Card is the default at checkout because it is the fastest route to being live the same day. If your finance process needs an invoice or a PO reference, get in touch before you buy and we will raise one.
What happens at renewal?
The licence renews annually at the price in force when you renew, and we write to you before that date with the figure. Cancel automatic renewal any time before it and you will not be charged again — fees already paid for the current term are not refunded, which is set out in full in the refund policy.
Do we lose our records if we stop paying?
Your records stay yours. Export them at any time while the licence is active — certificates, inspections, tenancy documents and their evidence. Several of these decide whether a notice is valid years later, so export is built to produce a complete, dated copy rather than a summary.
