Start a 14-day trial with no card and no sales call. You are inside the real product, on your own tenant, in a couple of minutes.
Load your properties, tenancies, contractors and certificate types, so what you are trying is your portfolio rather than a sample one.
We answer while the trial is running, not after you have signed. If something is missing we will tell you it is missing.
Add a card and everything you set up stays exactly as it is. Do nothing and it closes itself on day 14 — there is nothing to cancel.

Both, and the distinction matters less than it sounds. The day-to-day is property management — properties, tenancies, repairs and inspections across a portfolio. What makes it a compliance platform is that certificates and their renewal dates sit against the property they belong to, so “which of these is out of date” is a question with an answer rather than a filing exercise behind it. If you are comparing it with a general property management system, the honest difference is that we go deeper on compliance evidence than on rent collection and accounting — the Service Specification sets out exactly what is and is not included.
For as long as your organisation needs — PropertyOptix never automatically deletes records, and retention isn't tied to whether your subscription is active. As the data controller, your organisation is responsible for setting retention periods. Gas safety records, electrical reports, tenancy documents and Right to Rent evidence each carry their own expectations, and they change — check current government and HSE guidance for the periods that apply to you rather than relying on a default here.
You do, outright — property records, certificates, tenancy documents, repair histories, everything. We process it strictly on your instructions to run the platform, never use it for our own purposes, and never sell it. Full detail is in our Privacy Policy.
PropertyOptix is built around UK GDPR principles — encryption in transit, role-based access control, and appropriate safeguards for where data is hosted. Your organisation is the data controller and remains responsible for its own compliance; we act as processor under a data processing agreement. See our Privacy Policy for the full picture.
You can export your records at any time while your account is active — property records, certificates and compliance records, all in a standard format. We'd encourage doing that before your subscription ends. See our Terms of Service and Privacy Policy for the detail.
Yes — subscriptions don't renew automatically. We'll contact you before your Subscription Term ends to arrange renewal, and you're free to decline. Because a Subscription Term gives full access from day one, fees already paid aren't refunded for cancelling partway through — see our Refund Policy for the full terms.
Yes, with an active licence. Email support is included at no extra cost for as long as your subscription is active.
Condensation season, frozen pipes in void properties, and tenants who cannot reach anybody between Christmas and New Year. The three things that turn a winter repair into a claim.

No-fault possession ended on 1 May 2026. Every route to getting a property back now runs through a ground, a form and evidence — and which ground you pick decides how much notice you give and what you have to prove.
24 October 2026
Fixed terms went on 1 May 2026, and with them the renewal cycle most agencies are built around. Rent rises run on one form once a year, bidding is banned, rent in advance is capped, and the information sheet had a deadline.
